Specific Barcelona context
In Barcelona's Eixample, many buildings are BIC (Cultural Heritage) or listed. Any intervention requires an adapted project and often authorisation from the Heritage Service (Servei de Patrimoni). In Ciutat Vella regulations are even more restrictive. A local architect with experience saves you months of permit time.
What you do NOT need (red flags)
If a professional offers you any of these, consider looking for another:
- Oversized project for a simple renovation
- Fees "to be defined" without an initial estimate
- Architect without experience in old buildings if your flat is pre-1940
- Anyone who won't introduce you to the surveyor or engineer before signing
