Where the market stands

The Barcelona real estate market enters 2026 with demand still above available supply. The scarcity of new construction within the city and the international appeal of neighborhoods like Dreta de l'Eixample or Sarrià keep prices firm, especially in quality and well-located product.

At the same time, neighborhoods in transformation — Sant Antoni, Poblenou — concentrate much of the investor interest, since they still offer upside compared to more mature areas. The key difference of the year is not so much the average price but the dispersion between neighborhoods: each area moves with its own logic.
