Asbestos was a common construction material for decades, until it was banned because of its health risk. With a housing stock as old as Barcelona's, it is reasonable to know where it may be and what it implies — without alarm, but with information.
What asbestos is and why it matters
Asbestos is a fibrous mineral that was used for its heat resistance and low cost, especially mixed with cement in so-called fibre cement or "uralite". The problem is health-related: when the material deteriorates or is handled, it releases fibres which, inhaled over time, are linked to severe respiratory diseases. That is why its use was banned in Spain from 2002.
If the building (or a renovation using those materials) is prior to 2002, it may contain asbestos. If later, it should not. The year of construction is in the Cadastre and can be checked for free.
Which buildings may have it (before 2002)
The risk is concentrated in buildings built before 2002, more so in the decades of heavy fibre cement use (1960s to 1990s). A later renovation may have removed asbestos elements — or not. That is why "before 2002" marks when to check, not a certainty.
Where it is found in a building
Asbestos in residential buildings is usually in elements not visible day-to-day:
- Drainpipes and piping made of fibre cement.
- Old water tanks on rooftops.
- Uralite roofs and coverings (more common on warehouses, garages, annexes).
- Old false ceilings, panels and insulation.
- Ventilation ducts and insulation in shared building services.
What real risk it carries
The important nuance: asbestos in good condition and undisturbed (for example, an intact drainpipe) carries low risk, because it does not release fibres. The danger appears when the material is deteriorated, broken or disturbed (works, a cut, a demolition) without proper measures.
If you buy to renovate an old flat, the risk is higher: works can disturb asbestos materials. Removal must be carried out by an authorised company, never on your own.
Who removes it and how
Asbestos removal is regulated and can only be performed by a company registered in the RERA (Registry of Companies with Asbestos Risk), following an approved work plan and managing the waste as hazardous. It is not work that is improvised: it has its procedure, its cost and its documentation.
In addition, public administrations are running census and progressive removal plans for asbestos in buildings; it is worth checking the specific situation of the property and its community.
How it affects your purchase
- Negotiation: if there are asbestos elements that will need to be removed (especially if you plan to renovate), it is a cost to factor into the price.
- Community (HOA): if the asbestos is in common elements (drainpipes, tanks, roof), removal is a community work and is shared via a special assessment.
- ITE: the technical building inspection can give clues about the condition of roofs and installations.
