"How much do I need beyond the price?" is the question every buyer asks too late. Asking it early prevents running short on savings mid-transaction. Here's the full breakdown for Barcelona, with examples.
The 11–13% rule
As a quick reference for second-hand housing in Barcelona, budget between 11% and 13% of the price in costs and taxes, on top of the purchase price. For new housing, it rises to 13–15% due to the additional AJD. And all of that is separate from the down payment (the part not financed by the bank, usually 20%).
Down payment (≈20%) + costs (≈11–13%) = around 31–33% of the price if you finance 80%. For a €300,000 flat, that's around €93,000–99,000 upfront.
The tax: ITP or VAT+AJD
The main tax is the biggest cost and depends on whether the property is second-hand or new:
- Second-hand → ITP (Property Transfer Tax). In Catalonia, general rate of 10% up to €1,000,000 and 11% on the excess. There are reduced rates (5%) for young people, large families, single-parent families or people with disabilities, with requirements.
- New housing → VAT (10%) + AJD (≈1.5% in Catalonia).

Notary and registry fees are regulated and depend on the property price. The administrative agency is optional but common if there's a mortgage (the bank usually requires it).
Costs if you take out a mortgage
Since the 2019 mortgage law, the bank assumes most of the mortgage formation costs (mortgage notary, registry, loan administrative agency and loan AJD). You're mainly responsible for:
- Appraisal: €300–500 (commissioned by the bank, paid by you).
- Possible opening fees and bundled products (insurance), depending on the offer.
Examples with real numbers
ITP 10% = €30,000 · Notary ≈ €800 · Registry ≈ €500 · Admin agency ≈ €400 · Appraisal ≈ €400. Total costs ≈ €32,100 (10.7%). Plus a €60,000 down payment (20%). Upfront ≈ €92,100.

Costs people forget
- Pending community levies (façade, ITE, lift). Check the minutes.
- IBI (property tax) for the current year (to prorate with the seller).
- Lock change, moving and minor initial works.
- Habitability certificate or energy certificate if missing.
